Big flip spread here in Kissimmee. This is a newer build (2006) in a nice neighborhood. It's set up as a 3 bed/2.5 bath with a big upstairs loft. The loft could be easily made a big bedroom with adding a closet, or even two bedrooms considering its size (440sf), turning this into a 5 bed/2.5 bath. House was beat up by a former tenant and will need all cosmetics. I'm having a hard time finding any fully updated properties in the area other than one, which is pending at $675k. Most comps have original kitchens and original bathrooms so I could easily be $50k low on my ARV. Once fully updated, this house will show better than every comp and will be sure to sell in the mid $500s, possibly high $500s if done well.
