I haven't had a property this cheap in years. Best part is that you can bring a fully updated house to the market for under $175k, which is going to have a ton of demand. House has sat vacant for a while and will need a full rehab, including a new roof. It's small though, so should keep costs down. Calls to the City of Leesburg show a roof permit from 2005 and AC permit from 2009. Property is on City water and sewer.

1221 OSCEOLA AVENUE - Sold at $206k; 961 sf; 2/1; Built 1939; sold in 2022 one street over. More support for the values in the immediate area.
719 McKenzie St - $140k; 2/1; 880sf; old and dated; one of the bedrooms looked like it was connected to the kitchen; layout looked very bad
410 S 6th St - $140k; 2/1; 862 sf; sold $5k over asking and was marketed as a "handyman special"
207 Hanson St - Pending at $129k; 2/1; 1,020sf; Investor special, fixer upper. This is an as-is comp that is pending $45k higher.
