First off.. let me tell you that the Chattanooga area has a HUGE shortage of rental units.. I get calls on my rentals 4-5 times PER DAY from people looking for places.

So this property was a brick duplex at one point and then was converted to a single family. Because of that, it is now a 5 bedroom & 2 bath home.

This one really does not need much at all.. honestly, if you wanted, you could put tenants in there as it is. I think what I would do is put some LVT flooring in and give it a fresh coat of paint to make it a little more desirable.
