Summary: 503 Holbrook Ave is an older 3-story Victorian-style house. Fair Condition. Handyman special. Corner lot and good location. Historic property. (2) new HVAC units on the 2nd and 3rd floors. The plumbing has been redone and the electrical upgraded when the previous owners moved into the house (we believed in 1997). The foundation is good per the seller and was checked before they bought the house. We found no apparent damage to the structure during our site visit with the structure except for the soft spot mentioned below. Most of the bathroom tile, appurtenances and cabinets were in good condition.

Addition: There was a two-story addition made to the back of the house at one point and they had turned the back porch into a (sort of) mudroom with a room above. The sink, toilet, and fixtures are all replaced. Never flooded.

Known Repairs: The flooring of that new area has about a 2x2 soft spot. That is a weak spot where it would have to be either reinforced or a new top floor put down on it. Furnace replacement needed on the 1st floor.
