The houses have deferred maintenance and will need a decent turn to get rent ready. There is a tenant in one of the houses that has been there a long time and is only paying $300. We will have her out by closing so you can get it ready for a tenant at market rent (Should be around $750).
The owner is in the other unit and we need to let him stay up to 2 months after closing so he can move. Title will hold back $5K from his side of the closing as part of a post purchase occupancy and if he stays longer than 2 months they will start disbursing rent from that money.
