We have a five property portfolio with ARVs between $132-174k and a average cost per sqft of $151. The total portfolio ARV of $736k and we are asking $404k for all five which averages to $81k a piece. This is a 1% rental rule portfolio as is with paying tenants in place. Four of the five properties are within a 2 mile radius of each other in north St Louis by the river which will make this a very easy portfolio to manage.
Four of the five properties are tenant occupied with rents ranging from $825-900 per month. Leases switch to month to month on 10/22, 1/23, 6/23, and 10/23. The fifth property is currently vacant and will need a new kitchen, bathroom, and flooring to be ready for a new tenant. All rents can be increased to $1,000-1,150 a month.
The properties are in decent shape and will continue being a 1% rental rule portfolio as is. To increase rents or flip the properties, each will need moderate renovations after the current tenants leave.
